Project Description
A new build 20 bed ABI care home as part of a care home construction project, complete with a hydrotherapy pool, gymnasium and therapy suites, set on the grounds of an existing care facility in the Daventry countryside in Northampton. The construction of a new care home uses traditional forms of split-level retaining wall structures, cavity walls, aluminium windows and doors, flat roofing complete with eaves and feature overhang details. Being a mixture of one and two stories in height, the building responds to the site context, topography, landscape setting and local architectural distinctiveness. Pacy & Wheatley selected materials to respect the location into which the building has been designed. The project will deliver a top-quality care facility that satisfies the local needs and create significant employment opportunities for local people.
The Challenge
The new build project is situated to the rear of the existing care facility, making deliveries and loading very difficult, particularly as part of the existing facility next to the new building has a ‘listed’ status. This is further complicated by space on site being precious to allow build operations and storage and the requirement to maintain all car parking for staff and visitors to the existing live care facility.
The Solution & Key Achievements
When considering the delivery of the project carefully and collaboratively with the client’s team, a Tower Crane was agreed as the preferred option to provide the logistical solution for this site, thus maintaining quality and speed throughout the build. Using ‘just in time’ delivery planning ensures the limited space available is used efficiently. Access to the site was established by a separate temporary entrance road, with manned security/Traffic Marshall control, to ensure this critical interface with the existing facility was maintained.
The ‘listed’ structure was protected using a timber hoarding structure, approved by the local Conservation Officer and remained in place throughout the build duration. This was stripped piecemeal to facilitate the required repair of the existing garden masonry wall structures towards the end of the build.
As the site was very close to existing care resident’s bedrooms and day to day living spaces, as a Considerate Contractor, we also ensured that all plant and machinery was kept to an absolute minimum with the assurance that any loud activities were adequately planned and managed to ensure minimum disturbance to all.
Key Achievements
The project was completed under tight restrictions given the live environment and location, but it was still completed on time and within budget. The team worked well with the employer and end-user to ensure any VE and best value practices were employed.
The employer was so happy with Pacy & Wheatley that we have since commenced building another Specialist Care Facility Development with them in The North West.
