Project Description

Pacy and Wheatley completed a Design and Build project in Bury, Lancashire; which consisted of the construction of a new 8 bed timber frame / brick faced care home. Initially the existing private dwelling was demolished with the removal of all existing services. The site was particularly tight on a residential road and in close proximity to neighbours on both sides, meaning a good early relationship was required during the demolition process and throughout the project. External works including new gas, water and electric services, a new car park and sewer connections were successfully carried out with minimal disruption to the residents on the street. The end product being an attractive, landscaped building delivered on time and to budget.

The Challenge

Working in close proximity to the neighbours and managing large deliveries on a small, residential road. The tight site and building size meant good forward planning was required to ensure materials were readily available when required at the rear of the new development. Co-ordination of all new incoming services and statutory connection was critical to achieving the required handover dates and completion.

The Solution

Introductory letters were distributed to all nearby neighbours introducing Pacy & Wheatley Construction; explaining the upcoming demolition and construction works. Good relationships were built from the outset with neighbours advised of works at all critical points. The site setup was carefully planned to ensure that once the building fabric was erected, (making access to the rear extremely difficult); key materials were available to avoid delays. Early co-ordination meetings were held with service providers and relevant contractors. This guaranteed all new incoming services and major ground works such as sewer connections and road crossings were completed on programme and without hindrance.

A clean, crisp well finished building completed within our client's budget and on programme.

Good relationships built with neighbours helped ease the client's occupation of the premises. Sustainable offsite timber frame construction methods assisted in delivering the building on time.

The building successfully passed the required air tightness testing.

Clean, crisp lines and a high standard of finish achieved through focused quality control.
