Project Description
Pacy and Wheatley were commissioned on a design and build basis to construct and fit out a timber framed project based by Voyage Care. Maeres House located in Widnes Cheshire provides support to eight adults with an acquired brain injury. The site requires demolition of an existing derelict property and transforming into this new care environment and will lift the neighbourhood The service will offer a wide range of communal facilities including, spacious living room, quiet room, activity room/gym and an assisted bathroom. An extra training kitchen where service users can be supported by staff to develop their menu planning and food preparation skills features. The service will be fully wheelchair accessible with lift to the 1st floor bedrooms, and ceiling tracking is available as required. Externally there is a garden with a large level access patio area.
The Challenge
Design co-ordination with our design team and main sub contract packages at an early stage to ensure design requirements for specialist contractors are in place to ensure the 25 week program was achievable.
Ensure quality project and site management team that can deliver.
Working upon a corner plot raised concerns over traffic management and site entrance issues.
Due to nature of the ground being impermeable clay the all water had to be placed off site.
Long lead time items and services needed constant liaison to ensure the 25 weeks allocated time.
To program the fast track timber frame construction scheme together with sub-contractors to achieve the goal.
Achieve zero incidents throughout the build of the facility whilst works are carried out.
Selecting specialist sub contract team with the relevant know how and experience to enable delivery.
Maintain and create a platform to retain a repeat business client to maintain this to the next project.
Achieve a good air permeability to ensure the clients property would perform on all energy fronts and be an asset to them.
Conform to CSCI standards.
The Solution
Design co-ordination with our design team and main sub contract packages at an early stage to ensure design requirements for specialist contractors are in place to ensure the 25 week program was achievable.
Liaison with neighbours prior to commencement was paramount to ensure local knowledge and continual awareness of the sites presence and task ahead.
Health and safety paramount site compound secured with security fencing to ensure no entry to un wanted persons enter site security cameras where fitted also to this project to ensure no activity was found.
Banks men and waiting bay for deliveries routine operated to ensure traffic management was in place.
In house personnel utilised for the management of the project who have a good knowledge of the company and procedures required to deliver a first class product.
Attenuation design carried out and a holding tank was created within the soft landscaping to ensure compliance with water authorities.
Programming of the project and weekly/bi weekly team meetings to discuss progress, issues and update the program keeping communication lines fully open at all times.
Ensure the timber frame design and was erected and closed in to any elements as soon as possible to ensure works could continue internally.

Highly competent site management team brought in the development on time and within budget with a high level of high quality finishing and design which looks fantastic.
