Project Description
Pacy and Wheatley are delighted to have been appointed by our client Norstar Ltd, to complete a Residential Refurbishment on a relatively new office block into a 24 luxury apartments in York. The site access is shared with a working office off a busy city centre route. The structure is around 10 years old and of a steel framed design with large open plan areas. Work is required to remove all internal elements including all services, internal walls and suspended ceiling system. We also provided a complete new Mechanical and Electrical System installation, including upgraded service supplies and the provision of a new substation before forming the new apartment layouts and completing the fit out.
The Challenge
Completing the complicated design process in a very short time frame. Ensuring that works in and around the nearby office building are undertaken with no negative impact or disruption to the staff by consultation with the office manager about planned work and good forward planning of large deliveries. Co-ordination of all new incoming services and statutory connections and disconnections is critical to achieving the required handover dates for completion.
The Solution
In order to ensure minimal disruption to the offices and units on the shared estate, our site managements team held regular meetings with the office management. Through close communication and planned deliveries we were able to prevent any disruption to the businesses. During new service installations that involved trenching significant sections of the shared access road, we were able to design the trench to allow access to the existing businesses using road plates at the site entrance and moving the services and shot gun installing the ducts.
Key Achievements
The end product in a prime location at the centre of York was a huge success and sold extremely quickly prior to project handover. Through regular design meetings and discussions with both our client and the vendor, we ensured that the finishes and products selected led to very sellable, quality apartments.
We have recently commenced a new project with the same employer to convert an existing care home into residential apartments, and look forward to a continued partnership moving forward.
