Project Description

Pacy & Wheatley were proud to have been appointed as Principal Contractor by Minster Health Care to deliver the extension and refurbishment works at Elm House in Nantwich. The project involved the successful construction of a two-storey extension that now links the two previously separate blocks of the care home. This new connection has significantly improved accessibility and enhanced the overall layout and functionality of the facility, creating a more cohesive and efficient environment for both residents and staff.

As part of the work, the main entrance and several communal areas were thoughtfully remodelled to improve flow and usability. A beautifully landscaped internal courtyard was also created, offering residents a tranquil and secure outdoor space for relaxation and social interaction.

The completed development includes a new entrance layout, office space, a day room, a salon, and two new lounge areas—each designed to enhance the quality of life for residents and support the care team in delivering exceptional service. Additionally, the ground and first floors of the existing accommodation were reconfigured to provide additional en-suite bedrooms, offering residents greater comfort, privacy, and dignity.

What The Project Included

Externally, the project included the demolition and making good of the existing garages and external store near the vehicle entrance. These areas were transformed into a secure garden space—another peaceful and accessible area now enjoyed by residents and visitors alike.

The project was delivered to a high standard despite the complexities of working within a live, fully occupied care home. The improvements have had a lasting positive impact on the daily lives of residents, providing them with enhanced living spaces, improved amenities, and a more welcoming and supportive environment. As part of our work at Elm House Care Home, Pacy & Wheatley took the opportunity to engage with residents through a thoughtful well-being initiative. We donated sunflower seeds, pots, and compost and spent an afternoon planting alongside the residents in a safely segregated area, away from construction activity.

This initiative aimed to provide the residents with a meaningful activity and a vibrant addition to their courtyard space. The positive response from the care home community reinforced our commitment to social value and community engagement.

We are also proud to have received our highest second visit score to date from the Considerate Constructors Scheme — an outstanding 43 out of 45 — with full marks awarded in the categories of “Respect the Community” and “Value their Workforce,” reflecting our dedication to both people and place.

The Challenge

Delivering this project within a live, fully occupied care home environment required careful planning, flexibility, and close collaboration with the care home team. Key challenges included:

• Maintaining a Safe and Comfortable Environment: All construction activities were carried out while the care home remained fully operational. This demanded strict health and safety measures and continuous communication with staff to minimise disruption.
• Restricted Site Access: Deliveries and material movements were carefully managed through a live car park, requiring precise scheduling and coordination.
• Manual Handling of Materials: Due to limited access at the rear of the building, materials were manually transported to work areas, increasing logistical complexity.
• Roof Truss Installation Without a Crane: The roof trusses were split and assembled in place without the use of a crane, requiring skilled workmanship and detailed planning.

Despite these challenges, the project was delivered successfully to a high standard - enhancing the living environment for residents and supporting the care home’s long term vision.

The Solution

To successfully deliver the Elm House extension while maintaining the safety and comfort of residents in a live care home environment, Pacy & Wheatley implemented a carefully coordinated and phased construction strategy.

1. Collaborative Planning and Communication
From the outset, we worked closely with Minster Health Care and the care home management team to develop a detailed programme that aligned with the daily operations of the home. Regular meetings and clear communication channels ensured that all stakeholders were informed and involved throughout the project.

2. Phased Construction Approach
The works were divided into manageable phases to minimise disruption. High-impact activities were scheduled during quieter periods, and temporary partitions and access routes were established to separate residents from construction zones.

3. Innovative Material Handling
Due to restricted access at the rear of the building, materials were manually transported to the work areas. Our team adapted by using smaller, more mobile equipment and coordinating deliveries during off-peak hours to avoid congestion in the live car park.

4. Crane-Free Roof Installation
With no crane access available, the roof trusses were split and assembled on-site. This required precise planning and skilled craftsmanship to ensure structural integrity while maintaining safety standards.
