Project Description

Pacy and Wheatley are delighted to be appointed, by our new client Cygnet Healthcare Limited, to develop a healthcare construction project in Lower Wyke. We were appointed to complete a design and build project providing 13 new secure bedrooms to an existing psychiatric hospital facility; including breaking through to the existing facility and refurbishing the adjoining areas. The site was very tight for space, with access being shared with the hospital’s daily operation functions. Enabling works to relocate services were required, prior to a piled foundation solution, and together with a part basement construction to provide plant space and fire escape routes. The superstructure is timber frame, giving the client a much improved construction program and enabling earlier revenue streams from their capital investment.

The Challenges

One of the main challenges was to complete the complicated design process in a relatively short time frame, whilst ensuring that works in and around the occupied hospital are undertaken without negative impact or disruption to the residents and staff. It was important that our fundamental focus included maintaining the security of existing residents. Also ensuring daily communications with the Hospital management team to identify all aspects of their daily concerns and ensure control measures have been put in place.

The Solutions

Regular design meetings were held, with all parties present and involved, to ensure the milestones were met to achieve site delivery dates. The works were planned with key dates to break though from new to old premises, segregated by secure hoardings, to allow suitable time for the hospital to plan around the works. The home was kept informed with planned meetings and ad hoc visits by site management, to ensure the hospital and staff were kept informed of the build programme and processes.

Key Achievements

We considered selection of materials to ensure an immediate close match on handover. Facing stone, sills and roof tiles were selected to match the existing roof tiles, ensuring a very close match and seamless blend. A high standard of internal finishes contributed towards a superb end product for our client and the end users. The project was concluded in a safe, well managed project with zero reportable accidents.
