Project Description

Pacy & Wheatley were delighted to have been appointed, by our repeat client Cygnet Healthcare, to design and build this complex healthcare project in London. The programme was developed in conjunction with our client’s team to ensure minimal disruption & with consideration to our client’s business plan to provide 18 additional beds.

The works consist of various extensions to match the existing building facades and a serious of phased refurbishments across multiple areas of the hospital. Refurbished areas have been taken back to a masonry shell and the works will include a complete overhaul of the M&E installations, new robust specialist doors and furniture and bespoke anti-ligature window systems.

The Challenge

Site constraints and location offer up a number of difficulties due to the tight access, limited parking and construction activities required to facilitate the works. In order to mitigate the difficulties surrounding the hospital access, via a narrow single carriageway, it was critical to obtain cooperation of our key sub-contractors and supply chain. This was achieved with detailed planning meetings, alternative construction methods and producing detailed logistics and delivery plans.

The hospital was to remain live throughout the build programme with access for all staff, visitors and medical professionals. In order to allow the hospital to remain fully operational, planning of key enabling works to provide site construction activities access and the segregation of our works from patients, staff and visitors was essential. By providing a temporary haul road, site compound and alternative secure access routes – the phased sequence of works progressed with no disruption to the day to day operations of the facility.

Carefully considered design detailing and co-ordination with the planning authority was key to the success of integrating the new extensions with the existing hospital. The planning obligation on this design and build project required collaborative meetings between Pacy and Wheatley’s design team and the planners to ensure the design aligned with the approved and submitted plans and elevations. These early meetings ensured that Pacy and Wheatley were able to ensure all planning conditions were met and satisfied timely, prior to occupation.
