Project Description

Pacy and Wheatley Healthcare Construction Design and Build project was a specialist care facility for people with learning difficulties. Comprising a newbuild timber frame construction of fourteen individual apartments to be built over a 39 week programme, together with the refurbishment of an existing care home on an adjacent site of fifty beds. The complex build consisted of three storeys on three differing floor levels with cellar area to the rear and terrace with large glazed roof to ajoin an existing car park. A large gradient to the site demanded reinforced concrete retaining walls. Brick and render cladding complimented the attractive design. Solar panels were installed to preserve natural resources.

The Challenge

Working within a live care facility and being aware of potential issues with the residents. Very complex design and build due to site gradient. Constrained site set on a corner plot with very small compound. Achieving project on time and incorporating a large refurbishment instructed whilst on site. Due to differing levels ensuring service routes available and build-ability. Ensuring compliance to sound regulations. Electricity supplies not being large enough within the area. Working adjacent to five trees with preservation orders. Within the project concerns were raised with regard to existing chalk mines beneath the plot.

The Solution

Fencing fully erected to the new build section of the project fully maintained and checked twice daily throughout the works. Tool registers for operatives working within the existing care facilities were instigated and managed. Strict management of material deliveries helped with the site constraints. Intermittent road closures were put in place. To have large deliveries and cranes sited at various stages of the project, a good relationship was formed with the local highways department. Pacy & Wheatley utilised the robust detail route to ensure compatibility to sound regulations; however due to the differing floor levels robust details could not wholly satisfy the requirements. Further design work was required and sound testing instigated. An electricity sub station had to be sited adjacent to the development and time scales of this were enormously tight, however with good relationships and constant management connection was achieved. Full investigation and drilling was carried out to ensure no chalk mines existed below the footprint of the building. Solar panels were installed on the south facing roof elevation to provide hot water.

Key Achievements

Zero reportable accidents. Sound test result 57db was achieved. Due diligence prevented damage to protected trees. Air test 8.71 achieved at 50 pascals. Completed on time including refurbishment element. No issues with existing residents. Achieved a first class product.
