Project Description
Pacy and Wheatley undergo an exciting Healthcare Construction project in Warwickshire. This project comprised of the development of a traditional build care assisted living facility with 17; 1 and 2 bed residential apartments and one staff apartment. The facility has communal dining and living areas, to allow socialising with other tenants. The building has a number of measures installed to ensure efficiency such as heat recovery units and energy efficient glass to windows and doors. All apartments have individual kitchenettes, en-suite WC and bathing and a separate dining room and living room. The external works consisted of a new access road (shared by the allotment society at the rear), an enclosed rear garden and landscaped areas across the development.
The Challenges
The development is on the grounds of a former social club, which had a basement void, the extent of this was difficult to determine when reviewing the clients geotechnical report.
As the development was at the end of a shared access road that was to be re-constructed as part of the build process, maintaining relations with the neighbours using the allotments was key.
The unforeseen works encountered early in the project groundworks but pressure on the project budget constraints, whilst the employer’s requirements dictated that there was little room to change the scope due to the needs of the intended end users.
The Solutions
Early exploratory works identified that the social club basement was in fact larger than anticipated from the initial geotechnical investigations. Through quick actions and on site liaison with our client’s design team, we worked to put forward the most cost effective and timely solutions to the problems.
Initial communication with the allotment committee allowed us to develop a close relationship between site manager and allotment users. We regularly updated the neighbours and committee either verbally or with letters to keep all updated on the planned works.
This allowed us to agree road closures at the most convenient times to minimise disruption to the users.
In order to negate the effect of the unforeseen groundworks on budget, Pacy and Wheatley worked closely with our client to rationalise aspects of the project and give savings for material changes and minor amendment’s. This gave our client comfort that despite the works required the overall cost effects could be reduced.
