Project Description
The Pacy and Wheatley Interior Refurbishment project in Staffordshire consisted of the extensive remodelling of a three storey, eight bedroom former private house set at the end of a secluded, cobbled road in landscaped gardens, overlooking the picturesque valley below. Due consideration and close liaison had to be given to the conservation officer, to ensure materials used were in line with the areas requirements. Extensive amounts of asbestos pipe lagging were found from day one which required stripping out and disposal. New works comprised tanking to the basement area to accommodate new meeting rooms. A totally new mechanical, plumbing and electrical installation. New stud wall partitions and ceilings to form two studio rooms with eight further en-suite bedrooms. Some of the building’s existing interior and exterior features were maintained with a full refurbishment programme carried out to the timber sash windows.
The Challenge
Ballington House is located at the end of a private, cobbled road which had to be kept clear at all times for resident access. Furthermore, the drive entrances were extremely tight. This made deliveries particularly difficult. Presence of a substantial amount of asbestos meant potential delays to the commencement of the project and delays to the overall programme and project handover. Our client had residents already nominated for the rooms, so a quick project turnaround was essential.
The Solution
Discussion with suppliers and contractors took place at the earliest opportunity to ensure that the smallest possible delivery vehicles were used to minimise disruption to the residents on the access roads.
Pacy & Wheatley Construction worked closely with the asbestos removal contractor to develop a plan and sequence of air locks. This allowed parts of the building to remain safely accessible to continue working, thereby reducing the programme delays by approximately 50%. The premises could now be occupied sooner providing a huge benefit to the client.
