Project Description
Pacy and Wheatley Construction completed an Interior Refurbishment project in Walsall; the project was to improve facilities to bring the bathrooms, circulation corridors, office space and communal rooms up to date. The nature of the works varied from full bathroom refurbishment works and a small extension to the new smoking room, to decorative works, re-roofing and flooring improvements to the offices and circulation corridors.
The Challenge
The scheme was initially to be undertaken in one phase from start to finish which would have presented a huge problem for the home.
The home is in a tight residential street, with limited access to the rear courtyard where the extension was to be built.
The Solution
Through close and early liaison, the potential issues in taking possession of all required areas at once and leaving the home with drastically reduced office space and facilities was mitigated. P&W proposed a phased approach and presented a programme with key possession dates. Limited access to the home posed difficulties in getting the materials for the new smoking room extension and roof works into the communal courtyard. This was resolved by ensuring small, local timed deliveries were provided and man-handled into a segregated area of the occupied courtyard. To minimise disruption to the staff and visitors during works to the main entrance, the side exit door was utilised as an entrance with signing in points and stations moved. The works were segregated phase by phase with solid internal hoardings to reduce noise, dust and visual disturbance for the end users throughout the project.
Key Achievements
Significant improvements to the home creating a cleaner, fresher more comfortable place to live and work. We successfully presented our client with a high standard of finish despite the tight programme. This was achieved by good site management, conscientious contractors and working out of hours to ensure standards could be maintained. Works completed to a high standard of quality and workmanship to the satisfaction of our client.
