Project Description

Pacy & Wheatley Construction have been appointed to complete a conversion, extension and residential renovation to apartments at St John's Mews, York. The existing nursing home will be completely renovated in order to provide 29 residential units. Demolition of a section of the existing building and a further extension of a 3-storey timber frame nature, varying alterations and refurbishments to suit the new proposed layout are all necessary. The current roof will be removed and an additional third level is to be installed and a new roof and coverings provided. In addition, associated external works to include a new car parking and a soft landscape area arrangement will be provided.

The Challenge

The project is located in a heavily populated area of York, consideration will be continuously given to the local residents and any disruption caused by the works will be kept to an absolute minimum. The site is restricted by one-way systems and local residents' parking. Therefore, access and deliveries pose planning issues to us, so precise coordination will be necessary.

During the removal of the existing roof and the development and fitting of the third floor/new roof, there will be the difficultly in ensuring the building remains watertight to avoid damage and/or delays to the project.

As a result of the historical and protective location York itself possesses, there may be implications with regards to the archaeological and geological factors in connection to the works.

All of the above matters add to the complexity and difficulty of the project and will have their own implications on the project build.
