Project Description

Pacy and Wheatley completed a Residential Construction in Sheffield; we were appointed to undertake a challenging build of thirty one individual luxury apartments within 3, 4 and 5 storey construction. Works included forming courtyard cottage gardens and associated external works. The construction of this development was of traditional form, with rear boundary retaining walls, deep strip foundations and masonry cavity wall construction. Steelwork to the 5 storey section to overcome progressive collapse and a complex traditional timber roof construction completed the design. The building is serviced by two stairwells and two passenger lifts.

The Challenge

Removal and replacement of existing boundary retaining walls for new masonry walls to be built above.

Working alongside archaeological time line during ground works stage.

The site was bounded on all elevations by existing buildings, two of which were properties of the crown prosecution service; strict security regimes were therefore paramount.

Site logistics and constraints were extreme, tower cranes and goods hoists were the only means of successful distribution. All materials were brought into site by way of a narrow archway with limited headroom, and neighbouring contractor's site area.

Our first scheme as registered builders under NHBC.

The Solution

Daily liaison with the Crown Prosecution Service (neighbouring buildings) to ensure security disciplines were not breached.

In depth lifting plan for crane operation to ensure over sailing crane did not enter CPS airspace

Regular design team meetings to ensure client's objectives were satisfied to maximise value engineering process.

Daily meetings with neighbouring contractor were essential to plan deliveries through their site area.

4 storeys of cantilevered scaffold with internal kentledge were necessary to achieve the build to two elevations.

Key Achievements

Project completed on time and to within clients budget.

Health & Safety: zero reportable accidents on site.

Our first NHBC project successfully signed off.

Pre-completion sound insulation testing achieved a highest score of 52db.

Air test result of 6.0 achieved.
