Project Description
Pacy & Wheatley Construction completed a residential renovation project within the centre of York, refurbishing and extending a previous nursing home to form 29 number, high specification residential apartments for sale. The previous nursing home has been completely renovated, in order to provide 29 residential units. We demolished and removed a section of the existing building and constructed a new 3-storey timber frame extension and included varying alterations and refurbishments of the existing to suit the new proposed layout. The old roof was removed to allow for the additional third storey installation, with the inclusion of a new attic roof and balconies with all necessary coverings. In addition, associated external works were provided with ample car parking and a soft landscape area arrangement.

The Challenge
The project was located in a heavily populated area in the city if York; therefore, the upmost consideration was continuously given to the local residents and any disruption caused by the works were kept to an absolute minimum. The site was also restricted by one-way systems and local residents parking, therefore, access and delivers posed some logistic and planning issues to us, however, we ensured precise coordination with our suppliers and contractors to avoid all disturbances.
The Site, from the outset, was registered with the Considerate Contractor Scheme to illustrate our compassion for the surrounding neighbourhood. Numerous CCS visits were conducted throughout the project’s duration with the resulting good rating and a certification of compliance.
The Solution
Additional restrictions imposed by the locality of the project, including designing to meet the Conservation Officers requirements, a watching brief during the works due to the historical archaeological and geological area and tree protection measures made sure our team had to be on top of their game.
All of the above matters added to the complexity and difficulty of the project and each had their own implications on the project build. Through our stringent communication and collaboration between all parties’ any issues were raised and discussed prior to their occurrence.
Key Achievements
Overall, the project was a triumphant success, in achieving the Clients desires and aspirations for the build, which in turn, lead to the receival of the testimonial below.
Additionally, as part on our continued works with YORBuild, we were given the opportunity to give back to the community, through assisted financing from the frameworks 4 Good Fund scheme, whilst carrying out this project. In sourcing a suitable beneficiary, we came across a local charity, ‘The Island’. The voluntary organisation strives to mentor and assist children and young adults in enhancing their quality of life. After discussing a potential donation, it was agreed that a cycle shelter would be a beneficial addition to their service, for both the Mentor’s and the children to encourage cycling as a recreational activity, giving back to the local community.
