Residential Conversion, York

Norstar Ltd appointed Pacy & Wheatley to convert an office block into 24 luxury apartments in the heart of York. Our team are incredibly proud of the finished product. The project was a huge success and led to a block of beautiful, quality apartments in the centre of the historic city of York.

The original structure of the 10-year-old office block incorporated a large, steel-framed design with open plan areas. The initial challenge of the project involved the design process, which needed to be completed in a very short timeframe. All internal elements were to be removed, including all services, internal walls and suspended ceiling systems.

The project also included a new Mechanical and Electrical System installation. We upgraded all service supplies and provided the building with a new substation – all before forming the new apartment layouts and completing the fit out.

The other main challenge involved ensuring minimal impact to the nearby office building. Whether we're working on a residential project near a busy city centre or refurbishing a care home, we always focus on achieving minimal disruption to surrounding businesses and homes. Close liaison between our site management team and management staff in the nearby office building ensured any planned works and deliveries would not impact their work.

This liaison included digging a trench in large sections of the shared road to install the new services. The trench was designed with the office staff in mind. Using road plates at the site entrance, we allowed access to the existing businesses while the service installations were taking place.

Throughout this residential conversion, we achieved a good working relationship with Norstar Ltd, who were delighted with the end result. Our regular design meetings and discussions regarding the finishes and products to be selected led to the apartments selling extremely quickly prior to the project's handover. We are currently working with Norstar Ltd on another conversion project, converting an existing care home into residential apartments.
