Transforming a York nursing home into 29 residential apartments
Posted on 20 December 2019
Pacy & Wheatley are delighted to share our residential renovation work at St John's Mews in the centre of York. This project involved converting a disused nursing home into 29 high-specification residential apartments to meet the housing demand in York city centre earlier this year.
As the project was based in a heavily populated area, consideration to the local residents was of upmost importance. Our team worked safely and efficiently to ensure minimum disruption was caused to those in proximity to the site.
To begin renovations, we had to demolish a section of the building and remove the roof, allowing us to construct a three-storey timber frame extension to meet the proposed layout. We were then able to install a new roof, alongside Juliet balconies with necessary coverings. The buildings were complete with ample car parking and a soft landscape area arrangement.
Although the project was finished to an extremely high standard, much to the pleasure of our client, it was not without its challenges. Access in and out of the site was a challenge, as our vehicles were restricted by one-way systems and residential parking. The team had to work alongside the Conservation office to meet their requirements due to the historic geological and archaeological nature of the area.
Our team managed to overcome logistics and access issues with careful planning and communication with our suppliers and contractors. The site was even awarded with the Considerate Contractor Scheme to illustrate our careful consideration for the locals.
We were delighted to complete the new residential buildings, to a calibre that met our client's high standards. The team were thrilled to receive a glowing testimonial from Caedmon Homes' Director:
"We have worked with the Pacy & Wheatley team for a few years now on design and build conversion and renovation projects in and around the Yorkshire area. They offer a professional service and have a good work ethic and form part of our design team involved in the pre-construction and budgetary costings/bid pricing for many of our current projects and planning commitments in the future. Their ethos and culture allow our joint parties to be open and honest, and their set up and management structure means we always have a clear line of contact and ownership on our schemes. The site teams are always prepared to ensure the build is of the highest standards and quality, with a very flexible approach that offers a continual and improving working relationship."
