Project Description

The Design and Build of a new, 80 bed care home with accommodating en-suites to all rooms. The building has varied height and elevational treatments to avoid the typical ‘box’ look and meet the local planning authority development bid strategy and requirements for the area. The structure was largely built using traditionally construction methods, and internally includes a wide range of facilities to assist in the care services required by the end user. Cinema, activity, spa rooms and a hair salon along with the large open Communal areas will allow residents to relax and spend time with their families and visitors. The inclusion of Nursing amenities, commercial kitchen and lounge / dining spaces, staff changing and shower facilities, along with addition of external roof terraces overlooking the landscaped courtyard with special water feature and an aesthetically pleasing green roof system on the lower single storey part of the build – all provide a build of purpose and quality. It is now a modern Care Home facility known as ‘The Residence’ and is an enviable location most suitable for today’s care needs. The project forms an integral part of a planned programme of development by City of York Council to the area, to include library and community facilities, a sports centre and pitches, a Health Centre and a residential development.

The Challenge

Residential areas are located around the Site’s vicinity with a Community Centre, School and Children’s Club all nearby. The Site Team were required to ensure the utmost safety and security throughout the duration of the project, especially in respect of young persons. Neighbours were given great consideration.

As a Considerate Contractor, all plant and machinery used and site noise will be kept to a minimum, with the assurance that any loud activities will be properly planned and managed to ensure minimum disturbance to all. A full site and development traffic plan will be utilised to monitor deliveries, and the like, through which we will work closely with City of York Council to minimise disruption.

The development has a requirement to achieve a ‘very good’ BREEAM rating with regards to the sustainability of the development and efficiency of operation, thereafter.

The Solution & Key Achievements

As a competent and progressive design and build contractor Pacy & Wheatley overcame the challenges of the scheme by use of their dedicated site and office team and ensured full cooperation with all stakeholders. The project was not a simple one in that it had funding, lease, development & contractor agreements and parties to comply with.

Our open and proactive approach has meant any potential problems were dealt with head on and in advance of any programme implications thereby ensuring all parties involvement and satisfaction.

We have achieved a Very Good BREEAM rating to confirm the scheme has a high level of building efficiency and was designed to have positive and minimum impact on the local environment.

Green Roofs, Bat/ Bird Boxes, energy efficiency CHP plant and led lighting have been incorporated into the scheme along with 2 nr electric car charger points.

The local community have benefitted with our involvement with Pacy & Wheatley having donated and installed a defibrillator on the adjacent Hub Centre site. Local schools were informed and visited by Ivor Goodsite for safety talks, College work experience and site visits were also undertaken along with the provision of ongoing build updates and information provided to the local public via the site hoarding and the Hub / Library centre across the road and with close liaison with City of York Council whom assisted with development update letters to all residents in the district.

All this ensured the site received a ‘beyond compliance’ certification for the Considerate Constructors Scheme – our first recognition at this level!!

Morgan Sindall Later Living (MSLL) have led the development of this project in partnership with The Council of the City of York (the landlord), the Universities Superannuation Scheme (the funder and building owner) and HC One (housing association and registered provider), culminating in the achievement of Practical Completion in November 2020. We are delighted to note that Pacy & Wheatley achieved a Considerate Constructors Scheme certification of ‘Excellence’ for the project, which was well deserved as evidenced through their continuous efforts to operate in considerate manner, not only for the benefit of us, the client, but also for the local community within which the build took place. We are also proud to note that the Pacy & Wheatley were awarded the BREEAM Very Good rating for the design and build of the Mossdale Residence.
