Project Description
Pacy and Wheatley completed an Educational Refurbishment and Construction project in Rotherham; the project was to perform a complete refurbishment on a building used for joint purposes. The building housed a café with bar facilities alongside a pool room, as well as a small area used for beauty purposes. The brief entailed the transformation of the building into a new hair and beauty training facility, which would also be available for commercial use and hire by those in the beauty industry. The building needed stripping back to the basics, including M&E and the demolition of internal walls so that new areas could be constructed. The building required new toilets and suspended ceilings, as well as separate treatment rooms and the installation of a set of bespoke furniture in line with the theme of the project. A number of old services required adaptation to suit the new function. To finish the project, it required new floor coverings throughout, and a new flat roof was constructed, included specific roof openings to maximize the use of natural light.
The Challenge
The College required the project to be fully completed for the beginning of the new academic year in September, with the work taking place throughout the summer break. This allowed for a period of 6 weeks’ work, with a programme requiring 10-12 weeks. During the project, a number of design alterations were implemented adding to the challenge of the project, which included a new water main installation to account for the increased water usage of the building. This would take place over a working and busy car park. Asbestos was also found and dealt with during the strip out phase of the project.
The Solution
The project required a certain level flexibility, with the surrounding area also serving a busy nursery and an on-site fitness suite, both of which were in full use during the 6-week period. The new water main was laid and completed out of working hours to ensure minimal disruption, and the asbestos was inspected and removed successfully and efficiently. The project required excellent site management to ensure safety and efficiency, while adhering to the deadline and time frame set out. Sub contract and supplier orders were placed in good time to ensure the necessary materials were on site without delay, and a level of ‘accelerated working’ was implemented to achieve the design alterations given, during the project. The supply chain proved to be a credit with flexible working hours and maintained full co-operation with the site manager.
Key Achievements
The finished project exceeded the expectations of both the staff at the college, and the students who used it's facilities.
The project was completed within the timeframe and deadlines set, with no disruption to the surrounding area and businesses
