Project Description
Pacy and Wheatley, commissioned on a design and build basis, for a Healthcare Construction project in Barnsley to construct and fit out a timber framed project for Voyage Care. The property was at the end of a lane with a singular detached property which required demolition. The development was a Dorma bungalow with 8 bedrooms and living/caring facilities. Nicely designed with nice small planted gardens. Demolition of an existing property and disconnections of services and transforming into this new care environment and will lift the area. The site was a small tight area and liaison with surrounding properties shall be key.
The Solution
The demolition works were carried out and following this we discovered the site had a problem in the area, the new raised car park would be affected with Japanese Knotweed which meant we had to alert the local council and have them threat this whilst works carried on to the building.
The building was recessed into the ground and retaining walls surrounded the property this was due to the roof height of the property and site constraints.
The timber frame kit saved time due to being able to complete works inside as well as outside at the same time and high insulation values following a low air permeability test results made the build cost effective to run for the client.
The build and eradication of the Japanese knotweed was completed in time with slight on cost to budget of removal of the Japanese knotweed.
