Project Description

Pacy and Wheatley Healthcare Construction project involved the new build of a 11 bed care facility with staff accommodation constructed using off site timber frame construction with a traditional brick and rendered block work external skin. New services were brought into the site to accommodate new facilities that the home was to provide. Extensive external works were undertaken on the site, including the installation of an oil interceptor to ensure that the nearby brook was left unaffected by the works. The building and gardens were set behind prominent protected trees off the main road.

The Challenge

Dealing with inclement winter weather and in particular surface water from higher terrain, running via surface water channels across the site to the brook. Making sure the works did not impact the tree protection requirements set out by the local authority. Managing deliveries and lifting operations to ensure the busy main road directly outside the site entrance was left unaffected.

The Solution

Additional labour was required throughout the course of the project to manage the excessive surface water to minimise disruption to the on going ground works. Close liaison with the tree preservation officer was essential to ensure the tree maintenance works were completed to the satisfaction of the local authority. Careful consideration and the implementation of a traffic management plan was essential to avoid disruptions to the road and site access and nearby bus stop.

Key Achievements

Overcoming the difficult nature of the site and particularly heavy rainfall to provide our client with a new development finished to a high standard. Achieving an air permeability test result of 6.60 m3.h-1.m-2 as a result, reducing the buildings environmental impact with more efficient heating and energy loss reduction. Utilising off site construction methods for reducing natural resource depletion. The use of a sustainable material also assisted with the speed of site construction works.
