Project Description

Pacy and Wheatley, one of the UK’s leading healthcare construction companies have completed a new build, 47-bed facility for elderly care in Northamptonshire. 47-bed facility for elderly care in Northamptonshire. Built alongside an old, stone-built period property with extensive landscaped gardens, this project will provide stunning views across the open countryside for the residents to enjoy. The project consists of a basement area for staff facilities, a ground and first-floor area that accommodates an entrance & reception, admin, open and welcoming day spaces, together with resident bedrooms and facilities. The Build will take a traditional construction format with a concreted tanked basement, metal deck upper floors with In Situ concrete slabs. Reconstituted stone-faced cavity walls with timber flat roof. The windows will create a fenestration that is unique with large larch framed glazed areas and timber ventilated shutters for ventilation. A larch solar shade with is provided to ensure specific areas are shaded for resident comfort.

The Challenge

Isolated site, rural location.

Excessive tree restrictions to be maintained and worked within.

Challenging site access and build logistics.

Ensuring the adjacent occupied care environment is not compromised and resident/relative comfort is maintained.

The Solution

Planning meetings with key suppliers ensured that the location and restricted access did not cause a problem. Timed deliveries on planned vehicles ensured that no standing time was incurred as a result of the site limitations.

In close communication with the planning arboriculturalist and contractor- we ensured that all works were carried out to the agreed scope, to programme and thus ensuring a timely start on site.

Site set up and considered, designed access scaffolding was key to allow materials distribution to serve the split levels of the build.

Regular meetings with the home and segregation ensured that there were little disruptions to the day-to-day running of the existing home.

Key Achievements

Working closely with our client, design team and supply chain allowed us to ensure that we delivered the original vision of the scheme to the client’s required tender budget.

The end product is an attractive build that sits well within the existing site and the surrounding landscape.
