Project Description
Pacy and Wheatley Construction have now concluded an industrial construction project within Chesterfield. The work consisted of an extension (approximately 12,000 Sq. foot) to an existing manufacturing property, along with, internal alterations & facility upgrades, renewal of the factory’s façades and a full re-roof along with all associated drainage, car park remodel works and external landscaping.
The Challenge
The major challenge that the site team faced was in ensuring the segregation of our works with the existing factory users.
The site team will be working within a live manufacturing unit whilst carrying out the upgrade works to the existing Electrical and Mechanical infrastructure. There is also an existing wall to be removed, and the replacement of the existing external steel cladding along one grid line, adjacent to the new build.
Located to the east of the site is part of an ancient woodland and measures will need to be put in place to protect not only the trees but the soils and fauna around them. This will be closely monitored whilst work is being carried out.
The Solutions & Key Achievements
Through intricate site planning, a clear and precise action plan was created and distributed to all relevant parties. With very close two-way interaction and good working relationships between our site teams and workers from Precision Products Ltd, this was maintained and achieved. It was paramount to the success of the project.
As a Considerate Contractor, all plant and machinery used and site noise was kept to a minimum, with the assurance that any loud activities were properly planned and managed to ensure minimum disturbance to all including neighbours. A full site traffic plan and development wide traffic plan was utilised to monitor deliveries, and the like, to minimise disruption and allow the production facility to continue to operate and maintain production levels. The employer was most satisfied with the team effort.
Additionally close cooperation and planning covering internal demo / alteration works, and the facade and roof renewal works on an elevation by elevation basis worked well.
The site did require a significant variant to the works as specific ground conditions were encountered once the substructure was opened up. This meant it was necessary to change our strategy on the foundation and slab design and change the substructure to a piled solution. The bearing capacity of the slab was maintained with the new construction methodology employed.
Despite the new conditions found, the project was completed within the agreed timescales and budgets. The works were re-sequenced to meet our requirements and with the assistance of our supply chain partners.
