Project Description
We are delighted to have been appointed by Montpelier Estates Ltd to construct this traditional build 2-storey, 7-bedroom “specialist” care home facility in Prescott, Liverpool. This project was built into a hillside position to form a lower ground floor & upper floor with a Concrete, single-ply roof detail encompassing a feature skylight & eco Garden roof finish. The bronze feature cladding & render panels design help to break up the traditional brick walls. Internally, the layouts provided significantly sized bedrooms with individual ensuite facilities, all with their own personal lounge/living & dining area and Kitchenette. Each floor also provides quiet lounges, quiet rooms, recreational areas, a tribunal/meeting room, laundry, a clinic and a lockable, secure, monitored specialist isolation room. Externally the design incorporated new disabled parking and secured recreational gardens in hard & soft landscaping. The scheme is a low-security specialist care unit with many anti-ligature fittings. This was our second project with Montpelier Estates, completed in early spring 2023.
The Challenge
The new build scheme was located on a hillside on the grounds of an existing sprawling care facility and a “live” working environment with a requirement to maintain all services and access during our build project.
As a result, the project required large quantities of excavation, structural retaining walls, underbuild & underground waterproofing solutions. The “live” grounds location, deliveries, Craneage, loading & distribution via a single-track restricted access road made the build challenging.
The Solution & Key Achievements
Sufficient time was afforded within the building programme to ensure the excavations in rock, retaining underground structures & waterproofing solutions quality and installation were correctly completed and to a high standard.
The above-ground build was carried out, ensuring deliveries were well controlled on a day-to-day basis and coordinated with the facilities management to minimise parking & pedestrian access within the grounds & outside on the busy main road with an adjacent school. Delivery between school start and finish times was not allowed to ensure public safety priority.
With careful consideration of the programme, space requirements, access, joint access management and an excellent Pacy & Wheatley team & planning, we delivered the project on time and on budget.
