Project Description
Pacy and Wheatley completed a Retail and Leisure Design and Build shopfit project in Wakefield; which was to construct a single story retail unit for the developer on an old disused site which had laid in disrepair for many years. The client had already leased the site to Majestic Wines which gave us the opportunity to offer the fit out service, which we were later awarded. The building would incorporate storeroom, office/kitchen and toilet facilities. The construction was made up of a steel portal frame with brick and block walls, timber rafters with a tiled roof. New road crossings to service yard and car park were required.
The Challenge
The land was formally a petrol station which had been demolished sometime previously but left in disrepair. It also abutted the bottom of a railway line embankment which produced difficulties with Health & Safety requirements from Railtrack. The old petrol station steel pipework and drainage remained and would require making safe. Access to site was off a busy dual carriageway with a footpath being used by local school children. Utility services were present in the footpath and the site was adjacent to local shops and housing The client had let the building and certain design elements needed to be incorporated into the build program to suit the end user.
The Solution & Key Achievements
A close cooperation was needed between ourselves, sub contractors and network rail to ensure the safe working of piling and steel erection. Ground bearing piles were installed using a 7m piling machine and planned installation program to ensure that no plant or materials could fall within 6m of the railway line. The steelwork and pumping of concrete for the foundations and ground floor slab were programmed in a similar manner. Mail drops to the local areas were carried out to let the local residents know of our proposed construction works. Safe access including banksman to assist the public were present when works to the highway crossings were being undertaken. Close consultation was undertaken between ourselves, the local highways department and utility companies for the crossing works and lane closures to the dual carriageway.
